ELECTRICAL INSTALLATION CONDITION REPORT
From 1 January 2012 this (8 or more page) certificate is required every few years in order to satisfy the IEE Wiring Regulations and in turn the Building Regulations. It is necessary to have the electrics completely checked every few years (the next test date is detailed on the current certificate) to test for hidden faults, before they become a hazard and keep the installation up to date with the latest regulations.
SAMPLE ELECTRICAL INSTALLATION CONDITION REPORT
Insurance companies are increasingly asking for proof that routine maintenance, including gas safety and electrical safety certificates have been issued before a claim is processed. Failure to have the proper certification could result in a reduced payout or none at all. In the case of rented properties, gas safety and electrical safety certificates (including Portable Appliance Testing - PAT Testing certificates) are mandatory before the property can be let.
